Despite increase in flip rate, #ROI for deals fell to 25.8%, its lowest level since 2009 1st quarter and down from 38.9 % a year ago. The shrinking #profitmargin for “fix-and-flip” #investors can be traced to a lack of #inventory “People are staying in their current house because they don’t want to trade 3% #mortgage for 6% mortgage.” Swelling #COG and materials amid #supplychain #disruptions are also cutting into profits. “The other reason is that #foreclosures have been way down because of government intervention.” #House #flippers do not compete with would-be #home #buyers, but instead play a crucial role in the #housing #ecosystem by #buying and #fixing up #distressed #homes. “Most #flippers are professionals who do this for a living and can do the #repairs more cost-effectively and better than the #buyer.”
